When do I need specialised consultancy services?
When the community faces decisions beyond ordinary management: major works, litigation, regulatory changes, ITE with defects, complex property operations or reporting to an institutional third party. Also when the property manager — Mediterráneo or otherwise — recommends a second specialist opinion.
What is the Building Technical Inspection (ITE) and how much does it cost?
The ITE is compulsory for buildings over 45–50 years old (timeframe varies by region). It reviews structure, envelope, installations and accessibility. Typical cost for a medium building: between 400 and 1,500 euros. Mediterráneo arranges it and supports the subsequent works if needed.
What recent legal changes affect communities?
The LPH reform (2022–2023) expanded voting majorities for accessibility and efficiency works, and Next Generation EU Funds have opened significant public grants. The penalty regime for defaults has also changed and certain energy audits are now compulsory. We advise each community on how to benefit from them.
What does a property due diligence service include?
Documentary, technical and accounting analysis of a building or portfolio before a transaction: review of minutes and agreements, building condition, hidden liabilities, supply contracts, open claims, regulatory compliance, ITE, LPH, default history. Structured and quantified report, defensible to an investor board.
What are the fees and timescales?
